2:30 in the morning I get the call from a frantic tenant. He says “car in living room come now!” Twenty minutes later this is what I see: Firemen, police, tenants, random people and a car right through the front of my property. So this is how my Friday night is meant to be spent.so come to find out it was a drunk driver who lost control while making a turn. No one was hurt and the drunk driver actually came and apologized saying the brakes went out just before the police hauled him off. I am now left with the task of filling out paper work, finding a place for the tenants to stay and getting a crew out here to board up this house. All at 4 in the morning. Just great….
If you are a tenant, I’m sure you have had an excuse as to why you could not pay your rent. If you are a home owner, I’m sure things have happened that make you late on your mortgage. We all experience delays one way or another. It’s how we handle it that differentiates whether you’re a struggling individual or an outright loser.
As a landlord I hear all kind of excuses. Sometimes they are lame but sometimes they are good. However, this latest excuse was just plain stupid. So stupid that I had to laugh after real ing the tenant out about priorities.
This is how it started: the tenant comes in and says I can’t pay my rent could we please work with her and not kick her out. Naturally I ask why can’t you pay, her response
I have brought you the receipts to show I’m not lying. I had to take my clothes to the cleaners which cost $200 and then I had to take the rest of my clothes to the laundry, which cost me $150. Every once in a while you get a squatter who thinks they are a tenant. Well I had about four squatters in two apartments who had completely taken over. Apparently one of my mentally handicapped tenants got locked up and some bum got the tenants keys. So, I have seen some nasty tenants. I even wrote about one of them in this blog. I thought I had seen it all but I was wrong. I have a tenant who recently moved out. She has eight kids!!! When I went to do the move out inspection I was shocked beyond belief. How could a person, a woman with little children live in such conditions. The apartment was wrecked, not even the mice wanted to stay there. It was so bad that I just boarded up the unit until I could figure out how to tackle it. A month later, I get the guys and the dumpster and get it cleaned out. Don’t you know the ex-tenant shows up and curses us out because we are throwing her things out. Now evictions take 2 weeks before the Marshall comes and serves the warrant. This particular tenant I believe is loose in the head and possibly bi-polar. I was warned not to move her in, but I was trying to help someone out. I should have listened, because from day one its been problems. This tenant has not paid her rent, has a dog on the premises which is a complete violation of her lease. She brought bed bugs to the property – I paid to have it exterminated and serviced; even gave her the exterminators information so she could set up appointments directly. The neighbors are calling me saying there is trash all around the property, the police are there every few days, she is spitting and cursing out their guest, and they want to move if something is not done about this. Every week we get a call in the office with her cursing me, the office manager or the property manager out. Then the next day she is all nice and sweet like it never happened.
